Espaço Quattro Apartments

Reservations made at Espaço Quattro Apartments are always subject to availability and payment confirmation. A reservation is only considered confirmed after payment is completed under the conditions indicated at the time of booking. All applicable amounts, including accommodation rate, security deposit, cleaning fee or any other charges, are those presented at the time of reservation.

To ensure proper use of the property, a security deposit may be required to cover any damages caused to the property or common areas. The deposit may be pre-authorised on the credit card up to 48 hours before check-in or at the time of check-in. This is not an actual charge, but a temporary hold. If no damages are identified after check-out, the hold will be released within a maximum period of 7 days. If damages are found, the corresponding amount will be deducted from the deposit.

If it is not possible to secure the deposit due to an invalid card or insufficient funds, the reservation holder will be notified and given a deadline to resolve the situation. The reservation may be cancelled if the issue is not resolved.

All prices include VAT at the legal rate in force.

Reservation payments can be made by credit or debit card (Visa, MasterCard or American Express), processed through the Stripe platform.

After reservation confirmation, the holder will receive communication with instructions regarding the stay. Prior to arrival, guests may be required to complete the Accommodation Bulletin with mandatory information, including guest identification, total number of guests and estimated arrival time. The number of guests must not exceed the maximum capacity of the booked apartment. If this occurs, Espaço Quattro Apartments reserves the right to refuse entry or cancel the stay without refund.

In accordance with applicable legislation, the identification of foreign citizens will be communicated to the competent authorities (AIMA), and the provision of such data is mandatory before or at check-in.

The cancellation policy is as follows: in case of cancellation up to 30 days before the check-in date, 50% of the total reservation amount will be charged. In case of cancellation less than 30 days before check-in, 100% of the reservation amount will be charged. In exceptional cases of overbooking or unavailability not attributable to Espaço Quattro Apartments, an equivalent alternative will be proposed. If the client does not accept, a full refund will be issued, with no entitlement to additional compensation.

The reservation holder must be at least 18 years old and remain in the accommodation throughout the stay. Minors may only stay when accompanied by a responsible adult.

Pets are not allowed. Smoking inside the accommodation is not permitted. Quiet hours must be respected between 10:00 PM and 8:00 AM, in accordance with the law. Parties, events or illegal activities are not permitted.

Check-in takes place, unless otherwise agreed, between 4:00 PM and 8:00 PM. Check-out must occur by 11:00 AM. Changes to these times are subject to prior confirmation. Only one set of keys will be provided at check-in, and the guest is responsible for its safekeeping. In case of loss of keys or need for assistance, additional fees may apply.

The accommodation is delivered clean and equipped with bed linen and towels appropriate to the number of guests. Additional cleaning services may be requested at an extra cost. Guests must maintain the accommodation in proper hygienic and organized conditions during their stay.

Any damage occurring during the stay must be reported immediately. Guests may be held responsible for unreported damages. Espaço Quattro Apartments reserves the right to access the accommodation, respecting the guest’s privacy, for urgent maintenance, necessary inspections or emergency situations.

Espaço Quattro Apartments is not responsible for personal belongings left in the accommodation after check-out, nor for damages resulting from external causes, interruptions of public services, external noise or third-party behaviour.

The use of the accommodation grants the guest a temporary right of occupancy under the agreed terms and does not constitute a lease agreement nor confer permanent possession rights.

Espaço Quattro Apartments reserves the right to update these Terms and Conditions whenever necessary. The use of services implies full acceptance of the conditions in force at the time of reservation.

These Terms and Conditions are governed by Portuguese law. Any dispute arising from their interpretation or execution shall be subject to the jurisdiction of the Portuguese courts.
